Preston Harbor developer speaks on first phase of homes, amenities: What to expect

Developer Centurion American’s deal is for 550 of the 3,100 total acres including around 1,300 residences, with over 1,000 single family homes and 100 estates.

DENISON, Texas (KXII) – Just over a week after they shook hands on a deal with Craig International, developer Centurion American is ready to get to work on the first phase of Preston Harbor’s development. 

“One thing about Centurion American and we don’t sit on land, we develop land,” said Sean Terry, Vice President of Centurion American “As soon as we close on it and buy it, we immediately get going.” 

“This is a one-of-a-kind development; once in a lifetime,” said James Craig, President of Commercial Brokerage for Craig International. “3,100 acres, we own our own shoreline and that’s unheard of on Lake Texoma.” 

Centurion’s deal is for 550 of the 3,100 total acres and includes around 1,300 residences, with over 1,000 single family homes and 100 estates.

It’s a lot, but this isn’t their first rodeo. 

“We’re one of the largest developers in the state of Texas,” Terry said. “We own the bridges of Gunter. We know Grayson County a little.” 

It’s not your average planned community, either. 

“You really start proving to the to the people that this is something unique, showing what the assets we have out here,” Terry said.

Said assets include 27 internal lakes on the property, all stocked and ready to go, and with the community’s proximity to Lake Texoma homes at Preston Harbor are quite the outdoor lover’s paradise. 

“We still have the [Margaritaville] resort hotel on the way, and a 900 [boat] slip marina in the future,” Craig said. “It’s just really a blessing, everything that George Schuler, may he rest in peace, was able to create. We tried to stay as true to his vision as possible.” 

Now, the focus is getting things prepared before they get the project rolling. 

“A lot of that will be lining up things to where [we ask], ‘Hey, when we do get the green light,’” said Kade Terry, Project Manager. [When] we have everything we need taken care of from the city, or anything else, then, we’re ready to go,”

They say the goal is to break ground within the next 60 days.
